(MEXICO--PUEBLA.) Register of lease contracts from Puebla de los Angeles. 344 manuscript leaves. Folio, later 1/2 cloth, worn with crude repairs; first and final leaves defective, edge wear and early repairs to many other leaves, a few leaves detached with extra wear on fore-edges, some finger-soiling, minor dampstaining in rear, but at least 99% complete and legible. Ciudad de los Angeles, 1622-33 (with later notes through 1888)

  • Notes: In colonial Mexico, the Church disapproved of usury, making mortgage loans impossible. Instead, sellers charged a "censo consignativo," or consignment rent, which essentially disguised an interest-bearing loan as a lease. In many cases, the Church itself contracted to dispose of property in this way. This volume records hundreds of "escritura de censo" for Ciudad de los Angeles, now known as Puebla.
    The first 118 leaves are recorded one or two per page in the tidy hand of Nicolas Fernandez de la Fuente, escrivano del cabildo, from 1622 to 1625, followed mostly by Jeronimo Lopez de Mendoza through 1633 (leaves 119-230). Each entry is signed by the contractor in addition to the scribe. The entries have wide margins on either side for later notes on the completion of the contracts--some of them well into the 19th century. One censo on leaf 5 was marked with a revenue stamp in 1888. The final hundred pages provide summary information arranged by street, with a table of contents to this section on leaf 234.
